I would not worry about spooking a potentially good tenant by being up front with your minimum requirements.

Right now some buyers are spooked by the market or waiting for rates to come down, so there's less competition. 

Additionally, if you are working with a limited buyer pool, you better make sure they are still buying o and are not spooked off.
