When I build a CMA I can "massage" the outcome to a desired number based on the comps I choose - kick out the 2 lowest, suddenly your FMV is calculated higher.Because of that I don't suggest for most clients to fully waive appraisal; you could have an numbnut of an appraiser and now you are on the hook for an extra 100k because the guy screwed up.

Look at your competitors listings and pull the numbers, you'll obviously have to massage them a bit....but that should get you close.
