I'm not sure what your land per acre is worth or what it is zoned but this can be done by an engineer or survey company for a few thousand dollars out of pocket. getting the second home on your lot I wouldn't do it that way. especially if you lack funds.

We closed on the land in Mid May, closed on financing in Mid July (took 45-60 days...very long), and then after that survey and septic design had to take place which took about another month and a half or so which puts us towards end of August.

Further, if you use any type of financing other than owner finance or daddy financing, the lender would require appraisal and appropriate survey and engineering inspections.
