Kitchens, Appliances and relocating plumbing for revised kitchen layouts, adding in-unit laundry etc. are what generally drives these apartment renovation budgets assuming the mechanicals don't require complete upgrade or replacement.

It has two 2-bed/1-bath units and a detached garage apartment (ADU) that needs to be fully gutted and redone.

I wasn't really certain of specific desirable spots nor the typical market rents and such for various units.

As such, it may be harder to find multi-unit housing in those areas to begin with.

Than learn with that safety net until your ready to take things back over to self-manage again. 

Units are cheap and they just put a Starbucks in so there's got to be something growing there.North of Worcester ie.
