I have been in this town for years and very active in this market and few other states.If you look back before the BOOM years (03-07)Vegas has always had a flat market and cheap housing.Most people are in service industry in the town and are living based off tips, income hasn't and was never changed it was only the pricing that went off the proof, unemployment is high and housing is where it really needs to be.CHEAP Housing in the DESERT!

+ update.. the current saga to all the drama is that they are still there with the 3 undisclosed kids and now the PATERNAL grandparents drove out from indiana and are visiting until end of may.that's 4 adults and 3 kids in a 2 bedroom apt, but the parents are only visiting until last week of may.they've been paying rent on time and assure me they are actively looking for a more affordable apt 'out in the desert' now that neither of them are working. last week informed me there is a house for cheaper the owner is willing to rent (out in the desert) to them that doesn't become available til June 1 or so. for what its worth, i will update again at that time and truly do implore everyone to do full credit and background checks no matter how 'personable' and/or 'professional' potential tenants may seem these days. let my drama serve as an example cuz i only verified employment, called previous *alleged* landlord, and did not ask for SS#, ID, nor run credit/background checks. from now on i will always require SS#, ID, then run credit and background checks.sign of the times; just reflect on all the false flags out there these days and the people -oftentimes just fellow citizens'!

There are some markets in CA that do cash flow, mostly the desert areas and areas like Bakersfield where you can buy properties for sub $100k and get over $1000 a month in rents but these areas will have lower appreciation potential too so it is almost always a trade off, more cash flow usually equates to less appreciation potential and vice versa.Rehab flips are better returns, but an active investment, not semi passive like rentals.

SO cal out in the High desert has a huge tax sale. there is a company in Redwood city that buys that stuff and sells to Chinese he is a Chinese guy as well cant remember the company name but I ran into them at a realty 411 event a few years ago.. they make the Aussie spruiekers looks like little kids.
