Some ARMs use it as the index basis for adjustment, too.If I'm in a day-trading mood because I'm ignoring my own advice about day-trading (the same way most folks ignore their own advice haha), I'll look at where the 10 year tnote closed on the East Coast as a sneak peek for where rates might be tomorrow morning, and still have 3 hours left (CA time zone in a CA headquartered company, baby) to decide if I want to lock today or wait until tomorrow.

I can’t believe the seller let you hold their property under contract for 9 months As jay said, as long as you’re willing to pay $10-$20k to a lawyer to get this deal and the court is in a good mood and it’s not her primary residence with no where for her to go, you might win.
