Well I know over the last few years it's been like shooting fish in a barrel to raise apartment rents but that has not always been the case.

If it is a good deal then you just need to fish around to see if the seller would be interested in seller financing.

I've only recently started listening to bigger pockets podcasts, and reading about real estate. my vision is the same as most people on here, which is multiple passive income streams, one of them being real estate. it doesn't take a genius to figure out austin real estate has a pretty high barrier entry to market, with a lot of big fish.. that being the case, I'm wondering what would be possible ways to enter the market (eg. foreclosures, gentrifying neighborhoods, off market properties, etc.), and potential strategies to look for and assess these deals.

Plenty of fish in the sea keep looking till you find the right one.Avoid th ecomplication of having to deal with a co-signer.

So if an individual is ( FISHING ) as I call it then it's a waste of time for me.If I have clients totally committed to me then it makes sense to deploy resources and time.

I can't seem to get a sense on if the seller is really motivated or if he or she is just fishing for a higher price.
