Edit: I'm near the bay area in CA and my 12k isn't even enough for a down payment and I have very little income history.

I believe west Chula Vista is likely to outperform the general market because 1) bay front redevelopment 2) the age and price of west Chula Vista.

It's a completely different ball game post 2022 than it was pre-2021 as the Tampa Bay market continues to become more and more "professionalized" like other big markets like Orlando, Scottsdale, Nashville, etc.

I also love the Tampa bay market for the reasons Andrew mentioned.

I personally think the greater Tampa bay area is going to be a top 5 metro in appreciation over the next 10-15 years, likely to end up averaging high 9s-low 12s in percent growth annually.
