Basement: If it's unfinished, it might be best to lock it off, use it for storage and cleaning supplies, and only provide access when guests need to use the washer and dryer.Size: 2/2 is enough space for most of the guest traffic there, especially if you can fit in a bunk bed.Well water: It's super common here.

Very few agents unless they are one of the National Self Storage firms will understand Self Storage, although it is very similar to large MFH. 

You do seem to be a little short on storage space.

We just had an eviction thrown out from over a year ago on a property we manage, (eviction was not done by us) the judge communicated that an eviction is only to remove tenant from the premise and restore your possession. 3) I'm not sure there's a perfect answer here but what we do is include a clause in our lease that we will move the items to storage for 30 days and the tenant can pick them up at their cost. 4) May be worth it but most of the time it is not in my experience.

All of these  software programs will consolidate your operations down to one system, give you a portal for tenant communication, maintenance tracking, document storage, etc.

Congrats Holli that's awesome..We're on the hunt for RV/Boat storage land/facilities and financing options for 5+ units have become increasingly workable.

Looking for an easy solution that allows for electronic tenant screening, lease signing, and document storage.

MHP, Warehouses, Offices, Retail, 3N, Storage, is rarely even mentioned.  

I am also open to looking at commercial investments such as storage units or flex space; but that could be further down the road and require much more capital. 

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.
