In Chicago, there are quite a few buildings with illegal garden units, and I thought it might be possible to live in one of those while I'm trying to make it legal with the city but would that be against FHA guidelines or conventional loan requirements?

You could put the garden hose in and see if it drains nicely.

It’s fresh, no wear and tear, etc and the market is high right now as to home prices, etc.I think you need to ask yourself if you want to be a landlord or not.  

I have had luck in the past with my realtor pulling the listing for a week or two, freshing up the listing and relisting at the same rate and getting it rented quickly.  2.5 weeks doesn't seem un-reasonable to me.

This property was rehabbed in 2018/2019 with renter grade finishes (laminate counters, new flooring, etc)Property #2 - 1 bed/1 bath garden unit rented for $990; 3 bed/1 bath unit rented for $1515 (about 1100 sf).

Fresh landscaping, new paint, new layout, add a bath, a room, a garage, finish the basement, new roof, kitchen etc are just some ways to add 20,30,40K to the value with sometimes minimal investment.

We will see if it follows the same trend.Adam - Are you noticing any difference in pricing trends between fresh new construction and existing single family homes (say 5+ years built or older), on Cape Coral?  

The coffeehouses get a continuously evolving selection of art to keep their property looking fresh and interesting and the artists get a high traffic location to advertise their wares.
