The time before I think I found a suitable replacement building purely by luck.

So I've been getting into real estate and found out about wholesaling and I'm 16, I've been studying and taking notes about the fundamentals and basics of wholesaling, I've decided to start saving up till I'm 18 for when I start wholesaling to be prepared.

I have found that multifamily properties tend to cash flow better than the single family homes. 

I found the house on Zillow and ended up going through an agent.

I found a CPA to set up an llc and s-corp for me.

One key he found was mixing a welcoming atmosphere with firm guidelines.. it typically falls under standard tenant landlord laws for eviction.. so you’ll want to double-check local regulations.You mentioned Furnished Finders and Padslipt.com.. from what I’ve heard, those can be great if you’re targeting traveling professionals or short term visitors.

I found my laundromat on BizBuySell, and I sold it through that site as well.I still absolutely think it’s worth networking with business brokers and doing direct outreach to business owners, but you don’t need to take listing sites off the table.If you’re sending out a lot of outreach messages on listing sites and you’re not hearing anything back, it may have more to do with you than the platform.
