I’ve noticed that most of the listings on that site in SF have average at best pics which i was shocked by (I’m sure this is not your wife).

We also have a firm policy, always enforce late fees and deliver a notice to pay or vacate on the 6th.

It's a very big issue in my market, the #1 I hear from take-overs, how there place was decent, all was good at start but once tenant was in, they were getting a constant stream of maintenance notices. 

But make sure they know they should start looking for housing NOW becuase the house WILL sell and they WILL be receiving a 30 day notice soon. 

@Ricardo Guzman-Hernandez your PMC should be able to provide you copies of court notices and other supporting paperwork.You can also Google the court - many now have a website where they post case updates.

You can just terminate the rental agreement with a 30-day notice "for any reason or no reason" - at least for now in NY...

This is purely anecdotal, but I've noticed that the top performing properties in my area lead with an exterior shot.

The property I am on with them has been neglected to the point I received a notice of default.

If you decide not to renew their lease or increase their rent they need a 60 day notice, and you have to notify S8 as well.Outside of those 2 exceptions your tenant should follow the lease like everyone else.

My wife and I were able to close on a duplex in December with the FAnnie Mae 5% conventional loan.
