The costs to have a separate entity per property is going to be big.....many people have a mindset where they want to limit their exposure in one LLC to a dollar amount (say $1M or $2M of inventory per LLC).

Thus, the investment grows like it's sitting in a roth 401k/IRA Then when you die, your heir gets a step-up in basis, thus eliminating all the prior capital gains over decades, but only up to 13.6 mil this year :( Debt Funds (like mortgage note investing) can also be very lucrative but I don't know/understand the tax savings/issues in that class yet, still learning :) Equity REIT investing can give you great siloed real estate exposure in 11 major asset class sub-types, but don't offer the direct tax benefits as direct RE ownership does above, as the REIT gets those benefits when it transacts and as a corporation passes those benefits secondarily/indirectly onwards to us investors as high dividends and gradual stock price appreciation.

I'll try to make house as sound proof as possible but aside from noise, do nurses generally feel unsafe since it's on the main road, more public exposure (lack of privacy), and more dangerous?

But, as soon as I got back and on was on leave for 2 months, and now doing real estate, I immediately get exposure to more sugar in the office day in day out.

i'm wondering if we're "doing something wrong" here. we have a strong RE agent and attorney team. they do everything they can; maximum exposure, covering our a**ses, etc... and deals keep falling through.it's a very nice (subjective, i know) piece of land (1 acre) in residential chicagoland.does anybody have any tips to get it sold?
