Offer some recent sales that you believe to be reasonable comps; they can pick some of yours or discard them all - but that's your best chance to identify those comps.

First of all, discard the 2% rule when evaluating properties in this price and rent range.

If the cash could be had, like in GM's or United's case, some investment group would come in, take the cash and discard (i.e., liquidate) the company.

There’s also a waiting period, only after which are you able to legally discard items that are left behind in the house.

But - an eviction company that has a sheriff witnessing their crew doing the eviction usually has a 1-2 week backlog - and does the removal and discarding (if you want) all in one easy job, and invoice.

Your  decisions will become automatic in the future and questionable applicants will be discarded without wasting time trying to discover if in fact they might work. 

Actors and executives treating fans like nothing...when are theses types of people going to understand that the very people they discard are the ones who pay them.
