In Fayetteville you have relatively inexpensive houses in an area with a high rental population due to Fort Bragg.

You can have two houses within a quarter mile of each other with vastly different ARV and rent amounts.

Not worth it on a 100k house, probably worth it on a 300k+ house in the long run.
