I feel like purchasing a duplex, living in one unite, renting the other out, and purchasing a deal where the numbers work correctly to where my living expenses would be paid for by my tenant, would be an excellent way to not only help me achieve my goal of paying off my student loan debt, but also help me get a taste of what land lording is like to see if it is a route I would enjoy taking.

As a tenant I have always been very easy and non confrontational, but after I found out my land lord, who is my neighbor, was running their jacuzzi off of my electrical panel, I've always had to question their integrity.

If there is a valid reason such as a family emergency or something of that nature I try not to be a heartless land lord but the truth is late payments are almost always a result of laziness and lack of priorities.

I dunno how long in your state but in Colorado a fairly land lord friendly I figure a little over a month if I give the cure or quit notice on the 6th of the month.
