I would argue market and submarket dynamics are far riskier than property class, i.e. a C property from amenities standpoint in an A area will, all else being equal, out perform an A asset in C market.Was the property that you invested in that lost money marketed as a C property?

Tenants who want to argue with you also need housing so if you can drag it out they will realize their time is better spent looking for a place that will accept them.

building multifamily is one of the lowest risk strategies out there. single fam has no economies of scale and in columbus right now I would argue that the cost of a garage is greater than the value you even get for an appraiser. so a 400 sq ft garage if that was heated space is worth 5x to 6x. because of that, we build multifamily more because of the economies of scale as well as density, increased rent coverage, etc etc

With these interest rates, if you can find a house hack situation that you are paying the same, slightly less, or I'd argue even slightly more, then I think it can be worth it for these reasons.1) You will get to live in your preferred location.

And yes, absolutely, we are very much “company policy” driven, and will uphold the lease to the letter   I found that works best to off set arguing from tenants.
