If I was underwriting the deal I would look at the cash flow on the subject property, the cash flow on the global perspective with all the personal living expenses, and other liabilities and then look at what the liquid reserves are.

With the stock market or things like REITS I just stick my money in and pray, but with real estate I feel like even in the worst case (except for large scale global real estate market collapse) that I can go into my property, do some hard work and at least be able to get out of it for what I have in it.
