My niche is workforce housing... housing affordable to ordinary working folk... teachers, bus drivers, administrators, etc. 

Another lawyer I have talked with before said that HOA's are more powerful than the Teacher's Union!

Ideally I want to invest in a small condo/apartment that appeal to UCR support staff or teachers -- people who are there for the long term (and are guaranteed parking so they are willing to live outside of walking distance).Your description of downtown sounds very nice!

I am in law enforcement, more specifically I am a District Parole Officer working a specialized caseload of sex offenders and I am our gang intel officer for our office as well, and my wife is a high school teacher, needless to say we don't make a lot of money.

We learn from them, dial in our understanding of materials and labor, and they are compensated for their time and make new contacts.I'm a teacher by day, so this strategy made a lot of sense to me.
