Hi, Lovely Community Members--

My name is Ryan Kelley. I wanted to reach out, introduce myself, and share an idea with you--if you're interested in learning more about BRRRR.

So I'm less than a year into my investing journey, beginning as it seems many of you have in the BiggerPockets forums: binging BP books, podcasts, and browsing the forums. This is my first post. 

I've been trying to do my homework, so that when I reach out, I'd have enough of a foundation to contribute and a better sense of my path forward. I'm most attracted to the BRRRR strategy and recently finished David Greene's book.

In it, he recommended reaching out to other investors to coordinate a BRRRR meet up--where a group of local investors chip in to pay for the time of an investor-friendly contractor and real estate agent where we could walk through a potential BRRRR property in distress and learn more about estimating rehab costs. We learn from them, dial in our understanding of materials and labor, and they are compensated for their time and make new contacts.

I'm a teacher by day, so this strategy made a lot of sense to me. I'd be happy to chip in 50 bucks for an hour or two to learn from a contractor about rehab costs and an agent about estimating ARV and rent. I'm thinking with 5-10 of us, we could make it worth their time and we'd walk away with new contacts.

I'll also post this on the Lehigh Valley REI Facebook group I've joined, but I wanted to start with BP forums as the contributions here have been off the charts valuable to me.

@Ryan Kelley Welcome to the forum and good for getting your first post out there! 

The Lehigh Valley and Bucks county are pretty well developed investor markets. Over the past years I've watched it go from a small group of familiar faces at the Sheriff Sales to standing room only, and had the pleasure of mentoring some amazing folks on their journeys. One of the bits of advice I always give -don't try to reinvent the wheel! 

There are more than a dozen investor groups that are already giving a fantastic value to their attendees. I co-host the Multifamily Mastery Meetup, Matt Morrow (hello!) has a good group, Justin Brown runs the BP meetup, and there are well over a dozen every month across the community. Each of them has their own unique audience. Some are tailored to new investors, with a focus on education and plenty of industry professionals that would be happy to take you on as a client. Others are a bit higher level, with more advanced topics and excellent networking opportunities. Pop in and check out a few of them - if you need any recommendations, let me know!
