At a minimum, in establishing that pre-existing relationship by slowing the process down, having that introductory call is critical to understand the investor's situations (financial, objectives, suitability, risk tolerance, experiences, etc) is an important aspect.

Ludmila:I presume you have calculated what it will cost you to make this property rent-ready and know the market rent for the area.With these two numbers and your "opportunity cost" you can calculate the maximum you could pay for the house and still have it make a suitable return.Where does that number lay in relation to the Vendor's asking price?  

They use their star power, as you said, to attract all sorts of folks that know nothing about the risks and they attempt to sanitize the business by making it appear to be an auction suitable for the uninformed. 

The numbers look comparable, and the properties and neighborhoods look nice from google maps, and neighborhood scout reports didn't turn up red flags on either.Anyone familiar with either or both areas that can comment on suitability for rental potential?

Now I just need to find a nice location where I can continue making purchases over the years, a good deal, a trustworthy property manager, and potentially some means of financing suitable for foreign investors (although I do have some contacts in this final area already).
