I listen to a podcast a short time ago not sure of the episode # but guest made a good point...his properties did not suffer during the last crash because the area where he invested didn't see the crazy run up before the crash either (and he invested for cash flow).For me I am sticking to a slow and steady wins the race strategy.

I think the NE Ohio market offers a great deal of value when compared to a large portion of the country....many investors would love the valuations and cash-flow that you (we) have here.In my opinion, things aren't really greener elsewhere ... and the trade-off on not being able to put your hands-on my property quickly compells me to stay in the neighborhood.I think a lot of us suffer from the grass is always greener theory.
