I know how much @Joshua Dorkin loves Detroit, but in light of the recent BP article highlighting the best markets for REI, looks like Detroit is ranking pretty high.

I'd love to market the property highlighting the alarm system without the additional cost (Of course, I'd let me tenants know it only sounds)Problem is, I don't know where to go to get my other two apartment wired in the same way.

A few highlights below to frame the situation:I am in my 30s, married, with our 5th child on the way.My learning curve is shorter than most:  I work full time W2 developing for and managing a 1,500+ unit low-income housing portfolio.I have access to capital (initially up to $75k friends and family, up to $40k of my own).  

I take a map and highlight the streets as I go (red = "A" neighborhood, blue = "B", etc.) just based on my visual.

It sounds a little iffy and I think there are some gotchas in there that are not being highlighted.

They have stricter requirements regarding condition etc... and you can learn all about it on the VA website that @Aaron Lovett highlighted above.  

In fact, Jon Klaus posted the link to an article earlier, which highlighted the 50 safest towns in Texas.  27 of them were in the DFW area.
