Sorry to be so harsh, but seriously - people should kinda back off of answering if they have bad info.  

Outside of my interest in REI, I'm just a sales guy with a chemical engineering background.

In the central valley we really do not have any harsh weather condition deteriorating the properties, except for sun.This might not sound like a sound plan for everyone but I personally like sfr's, condos and duplexes. 

You're going to find it difficult to get financing at any reasonable rate with a recent bankruptcy, no job and a credit score at less than 620.And I don't mean to be harsh, but given that you're just 3 years out of bankruptcy, and already have a big car loan and a bunch of consumer debt, you're not instilling confidence in your ability to repay.Can you sell your truck to get it paid off, buy a very cheap used vehicle that you can pay cash for and start paying down your other debt?

It tends to taste better for quality and have less chemicals.

Forgive me if this sounds harsh, but I don't think you are ready to purchase a property yet.

 : )  I respect your opinion though and thank you for sharing - someone needed to hear that harsh truth for sure!  

VA loans take a lot longer to close.I just re-read this and it sounds harsh.
