Usually that hand moves constantly with a solid leak,,once in awhile if its a stool refilling at intervals.But wiping off that flapper and seat once a year with mere finger and watching water level for 5 minutes with the float valve held up will spot MOST probs.

Specifically the S-Corp has to keep annual meeting minutes and the IRS tax deadline is March 15 vs April 15th...which is a pain because all my taxes have to be done then in order to finish off the silly S-corp.There are a bunch of articles out there, but take a look at the LLC, it's going to be your best option in my opinion.Also draft an operating agreement...every time I form a partnership we identify 1) how to arbitrate a dispute (We have a trusted family member and a real estate mentor, both are named as potential arbitors in our agreement). 2) Dissolution...how the partnership gets split if it doesn't work out.I heard a joke one time...the only ship that doesn't float is the Partner-Ship...I avoid forming them and have ended up buying out 2 of the three I've formed in the real estate world.

There is also a plumber coming out to check the storm drain to make sure that no debris is blocking our connection to the street, and we are also investigating if there is a option to have a float valve to be installed to prevent this from happening in the future.

It's a floating install so a little forgiving but do have to prep the floor well if you had carpet with nails etc.We have been putting it in all of our rental rehabs for the last year so don't have a long history but it installs super easy, looks great, and seems to be holding up pretty well.
