Yes, your checks will come on time but you have absolutely no control over the behavior of the tenants like you would if you were leasing directly.  

Just thinking reflexively here- anything in your behavior that could cause the tenants to change their behavior?

Her neighbors on both sides play loud music very loudly until late into the evening and they both constantly smoke marijuana and cigarettes, which are both items in direct violation of the lease agreement and the landlord does nothing to stop this behavior.

For landlords, you have no protection (other than the law, which is minimal) against bad tenant behavior or low standards of cleanliness and maintenance.

You will be fine, its just some behavioral stuff that needs to be sorted out.

Unfortunately, some get yanked back into jail for bad behavior and the cops are the ones to come and pick the bad ones up. 

All of the misunderstandings sound like it was deliberate as tenants always seem to have those types of behaviors.

It's not just the gurus any longer, it is BP by endorsement of really bad behavior.

IMO, you will also run into practical issues when property managers will start asking prying questions that are unrelated to tenant behavior but which are based off the PMs biases (social, cultural, economic). 

These items all depend on the tenant’s habits/behavior and how long they live in the property.
