This does not make that kind of contract not legal in that state, it usually means another clause will be added to future contracts.But in the case of the quit claim deed, not one has ever added the needed clauses so I do agree that the holes are many and large and you might not even be able to see the paper because of those holes!!!!!!!!!!!!

Are you looking for a spreadsheet listing properties and whether or not they are on these lists:code violations, tax delinquent, 24 Hour arrest record, pre foreclosure, auction list, city liens, owner obituaries, etc ....this information would be listed all in one place. which means you would know if properties were actually worth pursuing depending on how many lists they are on.plus all of the relevant information needed for the property from each one of those lists could easily be added. plus skip trace information could be added for homeowner.basically i can systematically sift through all of these lists and see if there are matches for one property on multiple lists.

Sell,refinance,etc.Insurance is another pain to deal with.You can buy a separate policy (double costs),be added as an additional insured to the sellers policy (the insurance company might say okay at first but then give problems upon renewal when seller on the senior loan no longer has title), or you can have a side agreement signed at closing where all insurance proceeds from claims flow through to the buyer purchasing on the wrap.If you are doing a contract for deed instead where you don't get title I would want the loan non-recourse and put little to nothing down.If you don't have title there is much more risk.Even with title if the DOS is invoked you have to plan an exit to protect the cash you put down from vanishing if the lender forecloses.I haven't had a lender call a DOS on me but I have had members in here private message me that a lender has called one on a deal where they are the original seller financing and where also they were the buyer on a wrap.So it's rare but can and does happen.

For cutting I usually dip the brush in a tray of paint, touch the brush approx 1.5 inches above the cut line, push into the brush a little, lightly release then move the brush down to move the wet bead from the brush down to the cut line and run the wet bead along the cut line and once you get the knack you can really do a good and fast cut in.Cut a door or window I can do in approx 10 min.

However, I am aware that if the tenant does not pay their city utilities (water/sewer/trash) that these will be added to my property taxes at the end of the year.How would I be aware if the tenant wasn't paying their utilities until the end of year?
