How do cash buyers like (generally) to be reached/contacted?

@Clay Reddick and I are about to send out a new direct mail campaign with the goal to wholesale the deals, but we don't have much in the way of a buyers list. 

I understand that if we find good deals the buyers will find us, and I plan to let that happen. Despite that I still think it would be a good to try to find some and get our name out there. 

The current plan is to use a trick from the podcast and search cash sales in the area and reach out to them. I suspect just saying "hey we're x, would you like to be on our buyers list" will get a lot of blocked contacts.

I understand it's much better to think about what you can do for them first before approaching. How would you approach that? There's an argument that putting someone on your buyers list IS doing something for them but is that enough? I'm sure these buyers gets plenty of hollow offers like that.
