I have zero complaints as a CO landlord so believe whatever you want but my firsthand experience begs to differ with anyone ranking CO as an unfriendly state for landlords. 

.* Be a co-borrower to help them qualify for a mortgage.

It could be a similar model to a "co-op".If the goal is to infuse cash into the business, expand the business, or a new business, then an exit strategy for returning the capital will be mostly likely required by an investor.

You may need to wait for your rental income to show up on a few tax returns or seek a co-signer. 

When I asked if I can have both my personal name and my LLC as a co insured, they say no because this is a residential property and I can not have an LLC on the policy. 

As a beginner, you can learn a lot from your uncle with a few rentals in another state or a co-worker that's on their second house hack.

That was one of the issues I was worried about.As it is right now, my daughter and a co-worker rent a small apartment.

I also know quite a few people that let go of their rental investments — tired of dealing with bed bugs and other issues.I am not very familiar with the West Side of Franklinton, though I do know a few small businesses have opened, e.g, Bottoms Up Coffee which is also a co-working space, and I've heard that there is a tech company planning to break ground there next year.On the upshot, the location is incredibly close to downtown.

Luckily a co-worker is from the area, but until I get some boots on the ground I am looking to meet some other investors. 

If you have not raised money you may also want to bring on a partner who may have experience with raising money and make them a co-gp as well as someone with a track record as another co-gp.
