If you have any employees, this should be offered to you already.Workers compensation coverage is classified as "retrospective" coverage; you have to get insurance certificates from all contractors (where possible), and you have to keep track of the type of work being done by all (especially the uninsured).

So it's very common for landlords, especially in smaller cities, to finish basement rooms and classify them as "sewing rooms" or "utility rooms" when it's time to get an occupancy permit, and then rent the rooms out as apartments at market rates after they have that occupancy permit in hand.
