Same carpet, floor coverings, same paint for the entire 21 years, plus when the water heater quit, the tenant put in a new hot water heater himself.I've had a tenant put a deck on a house and recently a tenant added a "sports court" to their rental property.Its not for everybody and there are bad things that happen, but over all has been a good experience.

People flock to Bend Oregon but I think for things to do and water sports etc and no state income tax Wenatchee is pretty good choice.

I'd buy a sports car in the spring at  wholesale price, drive it through the summer and sell in the fall for retail, essentially break even and had driven it for free and do the same thing in the fall buying a truck at whole sale price and drive it through winter and sell it in the spring for retail.

:When your kids ask where you invested back in 2015 what location do you think they hope you picked.In 5 years, when I've left my job and I can devote 100% of my time to raising them and attending school activities and sporting events, I would hope they would say the properties paying a 20% cash return and not some cash flow loser that I have to hold for 30 years in order for it to pencil out.
