However, I would advise being as hands on as possible on the first few deals atleast (visit the site, meet with contractors, discuss floorplan changes, add ons, meet with prospective tenants, etc.).

I would just put an add on marketplace and get a wholesaler to give you a few grand for it and walk away.. my gut tells me that trying to rehab it your just going to throw good money after bad.. if it truly has value you will have offers on it..

Agreed, but the difference is that an add-on to the series costs $75 but a new LLC costs $500.

most of the time the benefits are out weighed by the cons because the higher rate and added costs, the control you give up at times, or 2nd and 3rd position liens you add on your property makes it tough to justify.However the pros are pretty good too they can allow you to buy a property with as low as nothing down and no money out pocket depending on DPA programs in your local area.
