If you check out Craigslist you will find a LOT of Buffalo/Niagara Falls properties being 'unloaded'.There are some areas nearby that have better opportunities & less risk.

I relocated to Simpsonville, SC in 2007 for business (currently reside & LLC location), and when the RE bubble burst in 2008, I was forced to unload the properties to avoid increasing difficulties of managing properties 800 miles away (no contracted property management utilized at that time), as well as potential financial crisis as the market turned for the worse.

First thing that comes to my mind is wrenches to turn off water and gas in case of an emergency, then depending on how much work or maintenance your going to do, myself I do everything so I also have a truck with lumber racks and fully loaded toolbox with saws, levels, drills etc.Usefull stuff like snakes to clear drains.

Tesla semi will go 500 miles on a charge.. and will have Super Duper chargers that will give a full charge in 30 minutes. so why they are loading and unloading wa la its charged and ready to go.Also they are FAST and unlike diesel trucks who strain to get to 45 MPH up a 5% grade TEsla will do 60 MPH and oh to 60 with 80,000 pds in 20 seconds compared to over a minute for diesel.. batteries are good for over a million miles.at least out here in the west were we have a lot of mtn grades on our hwys your shipping time drops you save HUGE money on fuel.. and there is no oil changes .. and very little maintenance.. and brakes will last the life of the truck as the regenerative breaking will stop the rig..

ON new construction they get paid Net 10 on my jobs. so they carry us 40 days. if they started work at the beginning of the month.. the only thing we pay for is the lumber pac.. which is usually the largest single cost item. rehab contractors by their nature almost always require funding up front.

@Allison 25 leads a week- 10 newbie wholesalers with rediculous estimates who are trying to unload there deals-10 retail leads usually over prices by $20k-40k or usually mobile homes - 5 warms leads that I keep on a list to follow up and out of those 20 warm leads a month 2 deals. about $1,800-$2,250 per deal.Since I am in the retirment state of Florida there are a lot of people her with free and clear properties.
