I added value by remodeling the bathroom, painting and planting flowers and trim the trees and lawn maintenance.

Cabinets are cheap in the grand scheme of things, and leaving old ones will stick out on a well done flip.I have scoured Craigslist and the FB market for materials, sometimes you can find vanities for a good deal, trim, tile etc.

I know I could get a remodeling contractor to just deliver me a turnkey apartment, but I feel that I’ll get more for my money looking for specific contractors such as flooring, paint, doors & trim, etc.

The part hanging on the house has been trimmed by myself. 

And then there is the drywall and trim work inside.

Newer construction  is better with Polywood or Azek decks and trim and Hardiplank siding. 

I know that I can make other improvements like landscaping, trim, and shutters, but the 1952 brick is very dated looking.  

Washed all the fixtures, baseboard, trim, cabinets inside and out, doors, windows, etc.

Minor flashing, siding and trim repairs exterior.

.- Swap out shower valve - Install trim for shower and vanity faucet including p trap and full plumbing connections for function shower, toilet, and vanity faucet system- Reset toilet or install new toilet, caulk baseTile / Flooring - Provide new cement board with waterproofing - Install tile (provide exact spec, and designate wall and floor tile specs)- Install 12" x 12" niche in shower on adjacent wall to shower head, center on wall- Install new floor tile, (provide grout color spec for shower and floor)Mechanical - Swap out grille on existing exhaust fan Electrical- Provide GFCI outlet next to vanity - Install new vanity light fixture - Provide can light fixture over shower area- Install trim for switches, covers, etc.
