If you have the skills to be a wholesaler, you can essentially tackle most types of real estate successfully in my mind. 

I'm eager to hear from experienced investors who have tackled long-distance BRRRR projects.

I am looking there because I am not seasoned enough to tackle the DFW market.  

I have experience in rehabs/updates and plan to tackle some of the work myself (refinishing floors, demo, painting, tiling).

I am using 30% for expense and CAP X as my measure but then again I try to tackle any major work myself which definitely helps keep things profitable.

The market is flooded with property managers and agents that'll tackle that lease up, please do your due diligence and don't get sold on sheep herders.3) A good deal is a deal that fits the investor.

Let someone with a lot of experience and a GC license tackle this....

I know the simple concepts, blocking and tackling, but I’m guessing there are other ways to achieve the goal faster.
