I also addressed their issue about mowing the yard, made a copy of the lease agreement with the initialed lawn mowing provision highlighted and complimented them on their overall good tenancy and what the criteria will be for lease renewal consideration (prompt payment, mowing the yard and ease of doing business) They can still pay rent with cash or money order, but I will not be coming by to pick it up.

So they're offering extra support to try to pick up newbie rehabbers as well, those that might be nervous about the process, by offering their experience and highlighting deals they've sold in the past that have made large profits.
