If you want slightly older homes that could be rehabbed, I would suggest Huntington Beach, Garden Grove, Fountain Valley, or surrounding cities.

when Smothers is talking to Matt Damons character " its hard to determine when your telling the truth but from my position just seems like Garden variety greed)there is no doubt if these people with their on line presence would have just done some home work and worried about their client a little more they may have wanted to sell a different asset.. they would have still done well.. why this stuff I don't know.. but they should have stopped a year or more ago.but I got an email from someone I Jacksonville.. exact same scenario cheapest house in the hood.

One person's virulent weed is another's gardening challenge.We had a neighbour who nursed along a bamboo hedge for years, fortunately this cold hardy strain of bamboo only grew about 4' in height and had to be covered each winter (along with the rhododendrons) ... apparently it was only cold hardy to about -15, so anything that crawled out of the patch during the summer was killed off by the -30 to -40 nights in the winter.

That said, I think there is room for creative developers who incorporate elements like microhousing and co-housing and other quasi-shared living situations and who provide the types of amenities millennials want (gyms, dog washes, bocci ball, rooftop gardens, high speed internet, concierge, etc.).

There of course is mortgage, interest, insurance, vacancy, maintenance, management expense and/or time, possibly utilities (some of my units I pay utilities and some I do not, possibly gardening (some of my properties I pay for gardening and some I do not), and the easy to miss and fairly large cap expense.You did not indicate where the properties are located but in San Diego I use $250 to $300/month for cap expense.
