So now I start as I move into my elder years LOL I no longer want to be a landlord in any fashion.. my kids have no interest in it.. so I had about 20 personal rentals that I have been liquidating these are nicer homes I bought as new construction.. they were great rentals as they literally had very little cap ex over time..

Let everyone you come into contact know what your striving for, and offer to give them assistance in some fashion; it goes a long way.

And lastly, the old fashion way is to drive around certain areas for about an hour or so to find address of distressed properties.

In a similar fashion, within the LPs, there's usually a handful of individuals who step up and lead the charge.

Account ClosedOne of my mentors said that he let tenants paint once and they decided to paint the room floor to ceiling in a red and white checkerboard fashion. 

It is all about old fashioned networking.  

If I were giving advice for here, I'd say look for the one with a Starbucks or equivalent, a health food store and vegetarian restaurant, a boutique selling clothes with weird fashions, and anything artsy.  

It has to be paid off in some fashion.
