People feel more comfortable dealing with like minded people and frankly most distressed sellers are very down to earth basic folk and they like the idea of a mom and pop type business buying their home.It is less intrusive for them... just my experience... and the Yellow Letter Mail does just that.Bryan...

Most peeps here will probably agree that it's much faster, easier and more fun if you can find people to 'play' with.You're in the best forum on planet earth when it comes to real estate.

However, from what I've seen in Google Earth, the house looks in pretty bad shape. 

You can use google earth to measure out the appx area of road you need to do.

If you are looking at GIS maps and satellite images, those ortho views are skewed because of the curvature of the earth.

This is what I do Get on google earth find the address number of the house in question Call your county deed recorder / tax assessor ask them if they can look up a property for you and tell you the info They will get you the owners name what it sold for and when and what the taxes are annually Get on white pages online ..look up the owners name and call them or direct mail them your interested in their property at 123 Main Street

I still don't see a ton of them around, and saving the earth holds a spot in my heart as well, so I'm always on the lookout for them.Like everyone else, I don't see any value in spending that money.
