I have done a small basket with trash bags, dish soap, sponges, tools for hanging things…basically necessities that might be useful while unpacking.

One benefit of having dealt with frivolous BS from tenants or whomever in deals is having a really good education of the civil suite system and how to make a dirt-bags life hell.

There are a few situations where small physical changes can qualify the building for removal (like adding a couple bags of mulch in a low spot against the foundation wall).  

You can pay $95/month to drop off a bag of laundry every week and they will clean it and fold it for you...for $99/month they will pick it up at your house AND drop it off. 

It can be a mixed bag, but for the most part is an up-and-coming neighborhood. 

FSBO's are fun,Like a grab bag.

Smaller market but if cash flow is your bag, I'd look at Lawton, OK.

You want to cushion the gloves before hitting the bag.

Paying rent becomes a stretch and you get left holding the bag. 

Meet with seller that day. and of course not trying to flip...We actually buy it and use it for our puposes.It also helps when you show up with a cashiers check made out to the seller... only thing better is a bag full of cash !!!
