I had a question for you folks out there in regards to an online rent payment/management portal.What I was looking to create was a rental portal for a landlord to go online and register their properties, then have the ability for tenants to download an app or go online to pay rent, request maintenance, and other routine needs, along with the ability to surf for rentals that are open in the area and request a viewing or fill out an application.

When they review your app they will revise and often up your estimate as a routine.

A 15 year old oil fired steam boiler has much less value but could still go another 15 years with routine cleaning and a bit more maintenance.

I want a solid routine now so as we grow we just take it in stride and keep adding more. 

While that area by no means scares me away, I certainly prefer properties West of College, where your average 4 BR/3 BA house routinely fetches $1,800 in rent and will sell for around $200,000.

:D Using bleach to get rid of mold is a lot more dangerous to those using it than remediation methods that actually remove the mold (not just kill it).Here is what the EPA says:"The purpose of mold remediation is to remove the mold to prevent human exposure and damage to building materials and furnishings....The use of a biocide, such as chlorine bleach, is not recommended as a routine practice during mold remediation, although there may be instances where professional judgment may indicate its use (for example, when immune-compromised individuals are present)."

We did all their calls from motor assist(changing someones tire) to DUI's, routine arrests and the dreaded fatalities.

I don't have any properties near Tinker, but I routinely get military applicants and they usually come through Zillow, or its affiliates. 

Had this issue with a drain in a utility closet where the water heater was stored -- it hadn't been drained as a part of routine maintenance. 

Unless of course you want to just sell the house FSBO, if you know what you're doing you can sell the house faster and for more money than any agent can anyway.In our neck of the woods commissions are negotiable up or down.. nothing illegal at all about it.. for land sales I routinely charged 10 to 20% commissions..
