I think one of the advantages I have seen is the diversity of people you meet.

I know the STR laws are quite diverse across the state.

The beauty of real estate is that there are many diverse ways to seize opportunity and build wealth.

Not sure if you're buying to flip or for a rental, but I would talk to the potential PL about benefits of investing in that property you're looking at: neighborhood, city, people are moving there, diverse job market, potential growth, appreciation, sales comps, rental comps, positive rental cash flow, etc.

Look for housing options in proximity to the plant, budget wisely, and consider diverse property types to spread risk. 

Not a good sign.The next thing I look at is Diversity of Employment.
