I should have specified a little more, not that I'm trying to point fingers here by any means, but our agent made it clear that all we needed to get started was a pre-qual letter to get started so being that this is our first property and the fact that real estate is still quite new to us, optimistically, we headed down that path with her.

Reading other threads on neighbor troubles on BP, I have my fingers crossed that they just didn't like my tenant and maybe will be different with other tenants.In this situation, the one good thing is no turnover costs to me since they moved the tenant into one of their other properties.

Maybe stating the obvious here, but their current lender would almost certainly not allow the terms you are proposing, and given that she is already behind on payments, it's going to be scrutinized much moreso than if it were a loan that is performing, so any plan that involves crossing your fingers that the lender doesn't find out is a bad one.
