the end game is to have a flexible lifestyle while other people pay down your loans. the power of leverage is addicting.  

I have a desire to support uplifting/encouraging art in Houston, for the art (music, performing arts, visual arts) is the heartbeat of the culture of a city, help propel the local church I am a part of to new levels of influence and ability to help (they have a large prison and drug addict ministry), and to provide future employment/contract work that can help establish good character and personal development in said employees.Real Estate/Business has the potential to impact on a city level what would be nearly impossible to do in the position of a W2 salary, even at higher levels in the corporate ladder IMO.This impact potential gets me absolutely jazzed.And so since November I have devoured books, burned through podcasts, employed my excel and access skillz, joined a local REI club, met up with local investors, read numerous BP threads/blogs, and now begun the actual deployment of action steps.The beginning of March has marked the real start of a new endeavor along side my engineering day job... heading down the Wholesaling route, seeing as deals are the must-have corner stone for this entire business. 

I am addicted to the podcasts already! 

 @Jay Hinrichs there is no way you can get a 4 plex with 3.5% down in Mountain View... as mentioned the pricing there is unbelievable.

But it covers how the oxy boom across the U.S. and aggressive marketing of pain killers left a ripe area of addiction across the country for a network of dealers, largely from villages in Xalisco, Nayarit in Mexico.

I imagine its about $70k for a year there... at least thats what they are asking for an MBA, but at the same time I am sure they have some unbelievable connections to get you going in the world of real estate so its certainly worth looking into :) But enough of that, I don't want to hijack this thread any more :) I may open up a new one when I have some more information.

The junk is unbelievable and is a big job in itself.

Unbelievable being that they are getting a free ride.

started on 14k - brought 4properties in 13- sold two to make enough to get one Reno budget- sold that last year for highest price achieved in area  -brought two more- doing another Reno now- - in two years made enough to live off on rents and over 300k in equity- all from 14k and a tone of hard work, picking up old furniture off the road and turning into "rehab addict" like houses!
