Specifically, there's a lot of data indicating that many STR markets are way over-saturated with supply.

While absentee owners with equity and several year ownership has been effective in the past, unfortunately it has saturated the market.

Pearland is growing but is saturated.

But one thing happened for sure: market saturation.

Compare that with the average investor who gets an IDX output, then schedules it through and agent, who may or may not have to schedule it through the listing office.When the market was saturated the lag time of using an agent was much less of an issue.

It's also important to look at actives because if there is a market with a million actives then you're going to have a lot of competition and the market may be very saturated.

The market is saturated, at least in my area.  

KC is an extremely competitive and saturated market and I do not expect to find many deals until I get my foot in the door.

So if you are buying smaller properties and the STR nightly market is saturated with condos or smaller properties then you need to step up your design.

Sarasota is a good spot to invest, but you have to know which areas are too saturated with deals and which are open.
