Tried doing a cash-out refinance with Quicken to find another deal and this is the response I got: Unfortunately when I submit this through the electronic underwriting system I don't get the thumbs up.

They will still get their lease fee.I say if you live close, are handy with repairs, work on minimizing your workload (set up electronic rent payments to keep from picking up rents, schedule maintenance to minimize repairs, etc).

Hi guys,Wondering if there's an electronic lockbox you recommend? 

From electronic rent collection to management software (whichever one you choose) to a process for handling maintenance calls to bill paying.

I want to install a durable electronic lock that can handle the environment and doesn't have battery issues. 

@Matthew McNeil ok so it wasnt the mortgage but I did have a local bank say they would not take zelle from my tenants which is electronic but so far no issue, one notice and then nothing.   

Accepting rent payments electronically was by far the biggest game changer for me over that same time frame. 

Does anyone know of any free, legally enforceable, electronic forms in regards to offers and purchases ?

I’m looking for feedback on using Rent Merchant for ACH rent payments.  Has anyone used them and what has been your experience.
