Again, the answer is certainly state specific, compounded further more by the pandemic. 

Also keep in mind the gains you'll make on Appreciation out here will compound significantly faster than a 300k property.  

Excluding selling fees, your property has been growing in value at about 6.18% per year (Compounded annual growth rate).

Or is this all just a lot of work to achieve similar results as an annuity (81k down payment and closing costs)  getting 5.7% guaranteed compounded the next 7 years with no headaches?  

Helping your parents is huge and will make your compound happy and they can help when you have children as child care costs are high.

It's a terrible idea and you'll never see any compounding returns on your time, knowledge, relationships ,etc.Pick a market, get to know it, understand it intimately and you'll be you're own neighborhood rating database.

I would like to get get a lower interest rate, in order to cash flow a little higher, and compound the return.
