We have tested several different ideas over the last 10 years and here are some conclusions we've come to, and things we've implemented:The pet owning community is too large for us to completely remove from our tenant poolDeposits that are refundable yield better property condition at move out, than non-refundable fees, as people seem to have the attitude that they are paying for some damage anyway.Pet deposits accompany a Pet addendum in our lease, which states specifically the animal by type, size, breed, age and even name.

Obviously, it's not in the best interest of the bank to play with the buyer too much and cause the SS to fail, if they can in fact get the minimum, especially considering the foreclosure clock that is ticking.• Is there a dollar amount (or % amount) that the SS needs to be better than a foreclosure price for the lender to approve the SS?
