If you were asking these realtors for yourself, just move on to the next if they are going to make it seem like more of a hassle than it really is.Some things to automate are filling out all the generic areas of offers/checks, then scan a copy so you can print the same document each time then fill in the areas that will vary per offer.

@Andrew LittonSomebody should at least point out here that judging by his other work, this plumber isn't the sort of guy you want to work with over the long haul.You have what looks like a rather expensive straight-to-stud base+surround with two benches for your shower and all he put in as a shower was a generic two-knob valve with a generic shower nozzle.

Duplex vs Fourplex same cash flow (which is better)

For generic numbers sake (not based on anything real), $1600/month cost for bothI net $400 per door off of $1200/month rent on the duplex or $800 per month$200 per door on the fourplex off $600/month rent still $800 per monthThen if (when) the rental market declines that $1200 is likely to drop further than the $600/month leaving me with better cash flow on the fourplex, right?

a question regarding the name on llc issue- in another thread, i think the one about business credit, there was mention of having one master llc and having properties be held in child llc's underneath it. in that case, as long as the child llc holding the property the tenant lives in has a generic name, would you be safe?
