Need my first investment property

Hello,

I have spent four weeks looking and performing analysis with my lifestyles unlimited quest software (Houston) and there is really nothing on the market that really comes very close to cash / cash etc. The down payments are huge even with hard money. Are wholesalers a good option? What other generic options can I look at? Is the market saturated?
